WashAway Xtreme™
WashAway Xtreme ™ – Patented, advanced chemical technology designed to clean, prepare and profile (CSP 1-4) concrete substrates in preparation for application of penetrating surface treatments (such as VersaGuard ™ or DualGuard ™) and topical flooring systems (such as coatings and adhesive-based flooring products).
This “Smart Chemical Technology” quickly deep cleans concrete and the surface is prepped and profiled for proper paint/coating adhesion or installation of a flooring system. It can be safely used indoors, outdoors and in confined spaces.
It’s as easy as:
- Spray on with low pressure sprayer
- Scrub (if needed)
- Wait 1 hour to overnight
- Pressure wash or rinse away well
WashAway Xtreme ™ is fast-acting, safe for users and requires no special equipment or training. It is easily used on any concrete floor projects, improving speed, safety and efficiency while never compromising results. It ensures projects comply with increasing safety, environmental and sustainability mandates. When used with VersaGuard ™, provides a turn-key system for concrete surface preparation, profiling and moisture mitigation in preparation for coating/flooring installation.

Liberally apply WashAway Xtreme ™ by low pressure sprayer to a bare concrete floor. Remove any loose materials and any pooled water/liquid on the surface prior to application of WashAway Xtreme ™. Remove other loose foreign materials prior to application. Do NOT add water or dilute. Once applied, scrubbing with an auto cleaner and stiff pad or agitating with a stiff broom part way through the dwell time is highly recommended for best results.
WashAway Xtreme ™ is not designed to remove paint, sealants or flooring adhesive. These must also be removed prior to using WashAway Xtreme ™ – especially when a profile for subsequent coating application is required.
Protocol’s product for these removal applications are;
UnGLUED ™ – For removal of flooring glues, mastics and adhesives
DeBOND ™ / AiA ™ – For removal of paints, coatings and some sealants
DeSEAL ™ – For removal of some sealants

Dwell times range from 30 minutes – 3 hours for results to occur – depending on soil level and required finished profile. Can be left overnight without damaged to the substrate. In colder temperatures, (ambient and substrate) longer dwell times will be needed to achieve a profile..
Scrubbing with an auto cleaner and stiff pad or agitating with a stiff broom part way through the dwell time is highly recommended for best results.
Age, starting profile, condition and soil level of the concrete will also affect dwell time and final results.
